Methodology

The criteria we’ve used to identify smart buildings as described above are as follows:

Building Automation

The coworking space and overall building includes (but is not limited to) features like smart sensors (lighting and heating), advanced access control, smart cameras, a fully-integrated visitor management and booking system, and any other IoT integrations that aid the occupants’ movement throughout the building. The ability to book space or a tour online (virtual tours included) are also an important feature of smart buildings.

From an admin perspective, the ability to remotely manage the space with technology is a key factor in building automation. This ability is quickly becoming mainstream among coworking spaces and in turn the properties that host them.

Sustainability

This term is used loosely to indicate any coworking space and property manager that, in conjunction, aim to build an environmentally responsible community. This can include targeted green initiatives like recycling programs, energy-saving technologies built into the property (e.g. solar panels or composting machines), to smaller projects like indoor or rooftop gardens.

Unique Architectural/Interior Design

Unique design is an integral part of smart building operations. Going beyond a standard coworking space layout, the concepts featured in this list maximize the use of the space through intentional designs and features that reduce friction in the member experience. Some common design themes that we’ve noticed are trending in these spaces:

  • Natural or reclaimed materials for furniture and/or common areas
  • Intentional use of natural light
  • Mixed-use areas appropriate for work, formal events, or lounging
